Air Duct Cleaning in Dallas, TX

Why does duct work in Dallas vary so much house to house?
Because Dallas has the widest housing range in the metro. A 1920s–30s Tudor or Craftsman in East Dallas, Munger Place or North Oak Cliff sits on pier-and-beam. Trunk lines run in the crawlspace. Central systems were retrofitted later, threaded through closets and old gravity chases. Access is tight. Some chases were never meant to carry air at all.
Slab ranches in Lake Highlands, Casa Linda and Preston Hollow are a different animal. The attic duct geometry is often original to the 1950s and 60s. Long flex runs, sagging bellies, boots sealed with brittle tape. Debris collects at the low points. We look there first.
Uptown and downtown mid-rise units from the 1990s through the 2010s have short duct runs and shared mechanical closets. Less duct, but the closet does the work of a whole mechanical room.
The canopy matters too. Mature pecan, oak and cedar elm drop heavy pollen and leaf debris onto rooftop and attic-mounted equipment. Along the freeway corridors, urban traffic soot loads filters faster than outlying areas. Check your filter at four weeks near Central or Stemmons. If it's gray already, the return side is pulling more than the system is rated to handle.

Call (214) 550-0432What Happens After You Call Us
Call and tell us how many supply vents and returns you have, and we give you a two hour arrival window with the technician's name. Most days we can be out the same week, and the estimate costs nothing.
We walk the attic runs and open a return before we quote. The price depends on the number of branch runs, the duct type, and whether the blower wheel needs pulling.
We clean the trunk and branches, replace your filter, and run the system so you can feel the airflow at the farthest vent. You pay the quoted number, not a dollar more.

Frequently Asked Questions
My house in Munger Place is pier-and-beam with ducts under the floor. Can those even be cleaned?
Yes, though it's a different job than an attic system. In the older East Dallas and North Oak Cliff homes, the trunk line usually runs through the crawlspace and the branches come up through closets or what used to be gravity chases, so access points are scattered and sometimes awkward. We open the system where we can get a brush and vacuum line in without tearing up original floor registers, and we check the crawlspace sections for crushed or disconnected runs while we're under there. On a retrofitted central system in a 1920s or 1930s house, it's common to find at least one branch that was never sealed properly at a joint, worth knowing about either way.
Why do my filters look filthy so much faster than my parents' house out past the city?
Traffic soot. If you're near one of the freeway corridors, the air your system pulls in carries a fine black loading that outlying homes don't deal with at the same rate. It shows up as gray-black staining on the filter media and, over time, as a film on the first few feet of supply duct past the air handler. It doesn't mean your ducts are failing, but it does mean filter intervals that work elsewhere in the metro are too long here. That's part of why inner-Dallas systems tend to need duct work sooner than a comparable house further out.
What usually turns out to be wrong in a 1950s or 60s slab ranch in Lake Highlands or Casa Linda?
In those houses the attic duct layout is often still the original geometry, which means long runs, sharp turns, and support straps that have sagged over decades. We regularly find low spots where a flex run has drooped and collected debris, insulation that's slumped off the top of a duct, and boots at the ceiling registers that have loosened from the drywall. Preston Hollow homes of the same era show the same pattern. Cleaning handles the accumulation; the sagging and loose boots are things we point out so you can decide whether to have them corrected.
How soon can someone actually get out here?
Usually within a couple of days for a standard appointment. Same-day does happen, most often when there's a cancellation or when your address is already near where a crew is working that day. Dallas is spread out, so a same-day slot in East Dallas doesn't help someone in Lake Highlands and vice versa. Call early in the day if you want the best shot at it. If the issue is something like a visible mold concern or debris blowing out of registers, say so when you call so it gets prioritized correctly.
