What a furnace cleaning actually involves
Gas gets shut at the valve first. Power off at the service switch. Then the doors come off. Burners are pulled and brushed, the flame sensor scuffed with a fine pad rather than sandpaper, the igniter left alone unless it is cracked. The inducer housing gets checked for lint. The blower wheel comes out when the rack allows it. Each fin is cleaned separately. A film no thicker than paper on those blades measurably drops airflow.
Most units here sit in an attic, horizontal, over a platform return. That matters. Return-side leakage pulls attic insulation fibers and dust straight into the air handler. Older platform returns often have undersized or bypassed filter racks, so the blower wheel ends up doing the filtering. In 1950s-70s houses, rigid sheet metal trunks with fiberglass duct liner shed into the airflow and add to it.
North Texas blowers run far more hours cooling than heating. So the burner section can look fine while the wheel is caked with pet dander, pollen, or drywall dust from a newer build.
Cleaning does not repair a cracked heat exchanger. We inspect with mirror and light and say so plainly. Rust streaking, soot, or roll-out marks change the conversation to replacement.
What Happens After You Call Us
Call and tell us how many supply vents and returns you have, and we give you a two hour arrival window with the technician's name. Most days we can be out the same week, and the estimate costs nothing.
We walk the attic runs and open a return before we quote. The price depends on the number of branch runs, the duct type, and whether the blower wheel needs pulling.
We clean the trunk and branches, replace your filter, and run the system so you can feel the airflow at the farthest vent. You pay the quoted number, not a dollar more.
